Measuring stair width before you calculate
Width is the number inspectors measure most literally, and the number most often measured wrong. Get the opening right before the calculator does anything else.
Measure stud to stud, not wall to wall
If the stair is still framed, measure between the raw framing members. If drywall or paneling is already up, measure between the finished wall faces instead and set Wall Finish Thickness to 0 in Advanced.
Measure at the tightest point
Take the width at the narrowest spot along the run — a mid-flight newel post, a stringer skirt board, or a duct chase can all pinch the opening below the number at the top or bottom.
Confirm handrail count and side
One rail is code-minimum on most residential flights; two is common on wider or accessibility-focused stairs. Each rail eats into the width only at its mounting height, not the full flight height.
Pick the right code column
Residential and commercial stairs are checked against different minimums with different logic. Getting the occupancy type wrong is the single most common way a passing stair reads as a fail, or vice versa.

Clear Width, No Rails
The rough stud-to-stud opening minus the drywall and trim buildup on each face. This is what code checks above handrail height.
Clear Width, At Rail Height
Each installed handrail eats into the width by its projection, but only in the 34"–38" band where it's actually mounted.
Governing Minimum
Residential uses a two-tier rule (36" / 31.5" / 27"). Commercial uses a single post-intrusion minimum (36", 44" or 48") set by occupant load and egress type.
Egress Capacity Width
Commercial stairs must also clear a second, independent check: enough width to move the occupant load out, at 0.3"/occupant (0.2" if sprinklered with voice/alarm).
Walking through a real 38" rough opening
Same stair, checked two different ways — this is the example that shows why occupancy type is the first decision, not an afterthought.
Clear width above the rail
38" rough opening, 0.75" of drywall and trim on each face: 38 − (2 × 0.75) = 36.5" clear. Checked as residential, that clears the IRC 36" minimum — but only by half an inch.
Clear width at the handrail
One handrail goes in, projecting the code-maximum 4.5": 36.5 − 4.5 = 32.0" clear at the 34"–38" rail band. That still clears the IRC one-rail minimum of 31.5" — again by half an inch, the same margin carried through.
Same stair, checked as commercial
Now suppose this exact opening is re-purposed as an office stair serving 60 people per floor. Commercial doesn't use the two-tier rule — it checks the post-intrusion width directly against occupant load. At 60 occupants (≥50), the minimum jumps to 44". The stair's 32.0" at-rail width now fails by 12 inches.
Why the same lumber fails one way and passes the other
Nothing about the physical opening changed between steps 2 and 3 — only the occupancy classification did. This is the interaction that trips people up: a stair sized to comfortably clear residential code can be badly undersized the moment it's classified as commercial egress, and the fix (widening the rough opening) has to happen at framing, not at trim-out.
This is exactly why the calculator asks for occupancy type before anything else — every downstream minimum, and which of the two result checks even applies, depends on that one selection.
How handrails reduce required width
Both IRC and IBC cap handrail projection at 4.5" per side, but they apply that number to the required width very differently.

Egress capacity, accessible stairs & landings
A commercial stair can clear the flat 44" minimum and still fail inspection on two things this section covers — whether it moves enough people, and whether the landing it lands on matches it.
Egress capacity, not just minimum width
A 44"-wide stair is only guaranteed adequate up to roughly 146 occupants at the 0.3"/occupant factor. Past that, the occupant-load math — not the flat minimum — becomes the governing number. This calculator's Egress Capacity result and chip flag it automatically when you enter an occupant load.
Accessible means of egress
Not every commercial stair has to meet this — only ones designated as part of the accessible means of egress. Where the building is fully sprinklered per NFPA 13 or 13R, the requirement reverts to the standard 44"/36" minimum instead.
Landing width must match stair width
Widening a stair to pass this calculator's checks does nothing if the landing at the top or bottom is still sized to the old, narrower opening — both codes require the landing to be at least as wide as the flight. Check it separately.

Common mistakes when sizing stair width
Most stair-width failed inspections trace back to one of these five planning errors, not to a genuinely undersized opening.
Measuring stud-to-stud and calling it done
The rough opening isn't the code number. Drywall, trim, and any handrail blocking all eat into it before it's "clear width" — skip that deduction and a marginal stair reads as passing when it isn't.
Applying the residential minimum to a commercial job
36" is only the residential floor. A commercial stair serving 50+ occupants needs 44", and one on the accessible egress route can need 48" — using the wrong column is the single most common width miss on TI projects.
Checking full width but not rail-height width
A residential stair can clear the 36" full-width check and still fail once a handrail is factored in — the reduced 31.5"/27" minimum at rail height is a separate check, not a formality.
Adding a second rail without re-checking width
Retrofitting a second handrail for accessibility doubles the intrusion at rail height. A stair that comfortably cleared the one-rail minimum can fail the two-rail minimum on the same opening.
Ignoring egress capacity on a wide-occupancy commercial floor
Meeting the flat 44" minimum doesn't automatically satisfy the occupant-load capacity check. High-occupancy floors can require more width than the flat minimum, especially without a qualifying sprinkler system.
Widening the stair but not the landing
Both codes require the landing to be at least as wide as the flight it serves. A stair widened during a remodel but landing left untouched still fails inspection.
